Patellar tendinitis

The last few weeks I've been noticing that my tendon above my right kneecap starts burning during heavy squats and lunges. From what I've read it sounds like a mild case of Patellar tendinitis. I can still load it pretty heavy but it's getting annoying enough to make me pay attention now. Current leg exercises:

Cardio: I've been using the treadmill 4-5 times a week but have cut back to 3-4. I'm doing an interval incline of 3%-5% for a couple minutes on and off. Maybe I should switch back to elliptical for a bit? (Yuck) Or just give it a rest for a few weeks?

Strength: Squats, lunges, dead-lifts (Doubtful this hurts the knee), quad extensions.

Would additional stretching, and the addition of foam rolling the quad help this out? Foam rolling is new to me. Can't say I've ever tried it but perhaps I need to start. It doesn't hurt unless I load it really heavy. It's a non issue during cardio? Anyone get good results getting this subdued?

EDIT: I've just been doing a leg day once a week and was thinking about adding a lighter mid week leg day (like last night) but I'm concerned that I might be over doing it until I get this issue resolved.

    I've been suffer with tendinitis of the IT band since February, I'm a hill walker and started training for the Yorkshire 3 Peaks at the beginning of the year but soon had to stop as on decently ended up in total agony, never felt pain like it! Started seeing a physio lunges, squats and raised squats are some of exercises the physio prescribed as well as lots of stretches. About a month ago I started swimming and attending a Bodypump class as I felt I wasn't making any progress, 3 wks in I done a mid/easy walk but couldn't manage the really steep decent, couple of weeks after managed to ascend and descend Whernside without any pain just discomfort :o) It's long process and can take months or even years to recover and is very frustrating at times!
