Any solicitors out there that could help me?

Exactly as the title says. I received a scary letter today from a solicitor and i'm looking for some advice (free because i'm skint!).

I have my question ready to copy and paste if anyone feels generous enough to give me 5 minutes advice :-). It's to do with a commercial property.

    I would book an appointment at your nearest citizen advice bureau, they give free advice

    It is to do with money but not as in debt.

    We had a business that we sold and then we found a new tennant to take over the lease of the shop. The landlady inspected the shop and agreed with us that she would keep £500 from our bond to pay for some redecoration and installing a new toilet cistern. We agreed to that and all parties signed the surrender lease.

    We have just received a letter from her solicitor to say that there is more work that needs doing to the shop and she is going to take the money for doing it out of our bond. However, we signed a surrender lease and the new tennant has signed her new lease. Surely any work that needed carrying out should have been agreed to before we signed the surrender? She is saying that our original lease stated that we leave the premises in a good state of repair and we haven't done so, so now we need to pay extra.Legally, can she make us pay for this stuff to be done considering we signed a contract getting us out of there?

    Does it mention the £500 in the Surrender Lease? Anything in writing stating that it is a full and final settlement for works required?

    I can't remember the exact wording as the letters are at home and i'm at work (on here while the boss isn't looking!) but the letter from the solicitor states that £500 would be kept from the bond for repairs, which is what we agreed to. The surrender lease was then signed and the new tennant signed her new lease.

    Hi,
    Yes, when i checked the Deed of Surrender contract that we all signed, the final clause read, ""Release- The landlord and the tenant each release each other from all liability claims and demands in respect of breaches of any of the obligations contained in or otherwise arising under the lease."

    So it appears that they have no case to demand more money and i have just sent a letter to the solicitor saying as much. I've asked for the immediate return of the bond or i'll hold their client in breach of contract.

    I'll just have to wait now to see what they come back with.
