    Good morning.

    Executive Committee meeting is done and the budget is approved. I'd say that is the last thing I need to do and now I can coast the rest of the year, but there's plenty to work on to get next year started. I'm doing what I can to make sure next Wednesday is my last day in the office though.

    HOA sent a letter yesterday saying that our fees are going up 8% next year because high claims on our insurance made the premium go up almost two-thirds. They didn't call me out by name, but half the complex knows exactly why.... 🤣

    Skip - my suggestion is rooftop-mounted water cannons filled with bear mace. You may him that an angry mob isn't likely in a 50+ community, but if things ever do go south, you won't have time to retrofit one later.

    Cool front moved in overnight. Ron had to get the blanket out. I was planning to go snorkeling today but we’ll see how sunny it gets.

    Oldest niece turned 22 today. 1.5 kids and a soon to be ex husband. Sigh.

    Good morning BBB friends.

    Excitement on the walk with Sassy, yesterday, when five large dogs, running loose, ran around a corner and charged at Sassy. The smallest was about Sassy's size, the other four - seemingly husky, shepherd crosses and looking very wolf-like - were much larger. They didn't really seem vicious, but they were excited and ran in, bumping Sassy, tangling her leash, and pretty well terrifying her. I yelled at them in the same roaring voice I have used when meeting bears on the trail. It seemed effective, here, too. I got the dogs to run off while quivering Sassy gave me a look of gratitude. I have a shillelagh I made several years ago. Maybe I'll start carrying it.

    Shopping, again, today, looking for gifts for the grandkids.

    Sounds like Lou is well on his way for some work time off!

    How cold is cold Steph? Sorry about your neice. But better to cut loose now, then invest in more years with wrong person.

    I'm with Tucker, as a kid the red suit guy scared me too...

    Tom was thrilled with his gift from me getting his F150 detailed ! It looks brand new in and out! So of course thats makes me happy too.

    Well I best get busy....

    Good Morning,
    Sunday School Christmas luncheon today, we go to an old folks class; everyone leaves within 2 hours, reckon they need afternoon nap. I have two yoga classes this afternoon.
    Lodge voted me in as Worshipful Master for next as I did not have enough to do.
    Before retirement I tried to have at least several weeks off for holidays.
    Dave, you were fortunate, recommend always carry a firm stick
    We buy for grandkids and DMIL, kids buy what they want and we buy what we want; no need to give someone something they will not use and have to find a place to put or return.

    • Lou, our HOA would be happy if our increase this year was only 8%. All our projects came in at 150-200% of what was budgeted. Building supply costs have skyrocketed. We took a step back on our reserve fund and need to make it up. The goal is no special assessments.
    • I can hear the SGM barking orders to the misbehaving dogs. They got the message.
    • I bet Tom's pickup truck looks great. Happiness is...
    • Yep, you needed another responsibility Sam.
    • A funeral this afternoon and concert rehearsal tonight.

    WOWZA! How much of your HOA Board is resident; and how much influence does D/W have in the Board budget/business? I am going to try to stay out of the HOA going forward.

    Our current HOA maintained a net-neutral 2023 budget - BUT - hit into reserves to do so. I anticipate next year (following an upcoming reserve study in 2023 - that a 10% hike is coming.

    Wow Dave. That had to be scary. I’d carry a weapon of some sorts.

    I think I’m done shopping now. I got done cleaning early so finished up shopping with gift cards for the niece and nephew. We never and I do mean never see dh’s oldest son who’s nearly 40, his wife or kids. Actually, it’s been 2 years. We aren’t buying for them this year. Heck, the kids don’t even know who we are. Oh well.

    Gary’s mom is in rehab while her hip and arm mend.

    Steph how cold did it get?

    I bet Tom is happy Mary. Who doesn’t love a clean truck?!

    Lou, I wish I didn’t work next week either. Heck, I’d be five to never work again.

    What does the worshipful master do?

    I’d like new house. I think I mentioned that.

    Skip, currently the HOA Board is 100% the developer and what they say goes. We do have advisory committees for finance, architectural review, property and grounds and activities. That said Pulte really does listen to us and values are inputs, but they get the last word. From a financial perspective we actually wanted to raise the dues more than they did. They want to keep the dues low to sell houses. We want to make sure they reserves are properly funded to prevent special assessments. Did I mention my time on the finance committee is up the end of the year. I served two terms and that is enough.

    So when the development period suspends will the board become full-time residents? The DW community I'm moving to is in last phase. Suspect there are only 8 or so lots left and 2023 will be the last year of their four year project in there.
