    Good morning
Steph, did you sell your house??
Well, my ds2 will Be 20 Monday. He will be home today to celebrate.
Ds1 home next weekend for good. The empty nesting was nice while it lasted. We will be moving him home next weekend so not sure about making the trip over to Ohio.
What’s everyone’s plans for the weekend?

    Mornin' BBB.

Check out Dr Ian Dunbar for house training puppies, Kelly. The guy is a dog behavior genius.

Congrats on your new HOA presidency, Mary. With great power comes great responsibility.

Oh Raine, glad you have options, but sorry its currently such a snafu.

Dave, wow...beautiful photo and pretty neat that you were in close company with a big cat. I would assume that common sense and having a strong posture and attitude is a good big cat deterrent. They can sense weakness and fear by the way you walk through the woods.

Dennis, amazing you are checking in at all! Sorry about the rough seas. Hope its not too bad.

    Morning BBB

Congrats on your new role Mary.

Yes we did sell the house. Sorry. I thought I posted it on Wednesday but I must not have hit post.

96% of full price with a closing in February. No inspection and $10k to take it off the market until then. Plus he wants at least some fo the furniture. Working that out next week. Newly divorced guy with a couple of teenagers. Wants to close in February because of bonus.

    Morning!

Enjoying a LONG Veterans Day Weekend. 'twas a long week, so a morale day is in order!

    CONGRATS, Steph!!

Went to HOA BoD meeting last night. Agenda: Approving the FY19 budget. We have a near $4M HOA budget and some chowderhead decides to spend 20 minutes talking about limited hours for Santa Claus pictures at the clubhouse! I bit my tongue til it bled....Oi Vay! I will run for BoD next year. We still have developer control on our BoD until the community is 75% sold out.

How's Henry? He'll love that DS is moving home! Another person to play with!

    Lou - you okay?

Steve - hope Connie's address struck a chord with the audience this week!

    Cheers~

    Good morning.

    Congratulations, Stwph!

Just getting killed at work, Skip. First thing you need to do once you eclipse 75% is raise fees to where they should be. Builders are notorious for underfunding reserves because they don't want to pay that much in.

    Good morning BBB friends.

Great to hear, Steph. The earnest money is the important part, so they can't get cold feet and walk away from the deal. Now we need a contract for Raine.

Had a yen for cornbread last night so I tried a recipe for sweet corn bread I found on the Internet. Not really a fan, and now I have to eat the rest of it. You know what I'm having for breakfast.

Grandkids tonight and through the day tomorrow.

    Good Afternoon,
    Congrats on sale Steph,
Sorry/Congrats Mary; problem is some homeowners will treat you like you owe them and are being paid big bucks to care for homeowners.
Never been a fan of sugar in cornbread, did make a pan with sharp cheese and jalapeno last night; thought DMIL was going to eat whole pan.
Been switching internet and televisions over to ATT, has taken several days getting all connected and working online; DW glad all is working now, modem and router downstairs and she does not want me doing stairs.
DD and her family coming for weekend, we will keep DGS while they go to GA game.
Cool damp day today, should dry up some and turn colder.
    Enjoy the Day,
    Sam I am

With great power comes great responsibility.... hmmmm :) heehee

I had a HO come into our meeting with his 2019 assessment dues check and ask:
    1. Who gets this check (ahemmmm "I do" as I was still interm treasurer at that moment).
hands me his check, and in his intoxicated demeanor says:
    2. SOoooooo (never good when a person starts out with soooooo) how the F--- do you spend my money? (first thoughts came to mind: hookers, booze, slot machines, lotto)… lol
This should be interesting. What a pc of work.

My weekend is going to be spent deep cleaning the inside of the house. SO's weekend is going to be figuring how to melt the snow ontop of all the leaves that he was planning to deal with tomorrow morning. I feel a bit responsible since I had him with me all last weekend in Ohio, when he would've been home doing leave removal. But, family is more important, and the leaves will be there.... likely unitl next May LOL. oh boy. He's already texting me today not at all happy there is way more snow than forecasted here. I hope the sun comes out soon, and burns really hot, really fast. ;);)

Sat. night, we are doubling dating with another couple going to the bohemian rhapsody movie and then dinner.

Im also shopping for a light up outdoor snowman to stand next to my light pole in the front yard.

Feed the gkids cornbread, Dave! Lots of it.

That reminds me I have a wonderful baked cream corn casserole recipe that is a perfect side for Thanksgiving dinner.

    Enjoy the day BBB

•Totally agree with Dave from yesterday that the further you are from the trailhead the nicer the folks. I also use to feel in places like Yosemite the higher you were off the ground in elevation the nicer the folks away from the "maddening crow". Back packing too further is better.
    •Nice job selling Steph!
    • Freezing this a.m. but should be 50s later. Going to mulch in some leaves into the grass where I can. Not too many leaves yet and dry today.

    Congrats Steph.
Come on Raine. We need a super sweet deal.
Dennis, I’m in need of a vacation too. We are headed to Chicago dec1&2 for a little get a way.
Took my bf to a Christmas open house today. It was fun then we got wine. It was good.
At home now and it’s cold out. Snow flurries are coming in.
    Sam, your cornbread sounds good.
    I’ve got beans soaking now.
Tomorrow will be a lot of meal prep.
    Later.

    Lee, just read that.
I think we’re doing pretty well.
He does great with no accidents for several days then pees on the rug in front of the door because we weren’t paying attention or he didn’t bark. Slowly but surely. The crate is wonderful to keep him in when we can’t watch him.
