FOAM ROLLER!!! This is incredibly common. Whoever mentioned IT band is on the right track. If you don't remember causing trauma to the knee, (bumping, twisting, jamming) I would bet $20 this is a mobility issue. The problem could be in your IT band or your hips. Get a foam roller and roll out!
