I actually READ things I'm asked to sign...
So, I've found an apartment I intend to rent. They just sent me the lease to sign - yeah, there's HUGE problems with how it's written and unless they agree to my many revisions, I'm so not signing it....
For example... it states the Landlord can enter the premises at any time. Well, that's not Wisconsin Law. And I won't sign something that negates my right to prior notice. I already had one creepy landlord who would hang out in my apartment while I was at work...
It conveniently failed to list certain appliances that are supposed to be included in the unit.
Grrrr.... OK, vent over.

Oh man I've had a landlord like that!! One was rather elderly and he'd just sit out in his car.. FOR HOURS!!!!0

Good for you! I'm horrible at reading things before I sign them! Luckily I haven't had any issues because of it, but I'm definitely not as careful as I should be.0

My fiance read and changed our lease around, our landlord was like wow you are the first person to read it and make changes0

You're lucky you have time to try to get them to change stuff.
There are few rentals in a town of over 5000 here.
So when a place opens up a ton of people apply and if you aren't sitting on your phone when they call. They give the place to someone else. They don't care if you don't like there terms, if you don't like them, someone else will agree with them just so they have someone where for the winter.
The immigrants around here live in one bedroom places with a whole another family so around 8 or 10 people in one place.0 -
They definitely need to give you 24 (48?) hour notice before entering your premises (I'm in Wisconsin too).
My bet is that they downloaded a generic agreement and didn't really check for a Wisconsin specific one. Good for you reading the whole thing!! My husband is really good at that so I admit to not being because I know he's going to double check it.0 -

After dating a lawyer (and living with him and another lawyer), I read EVERYTHING. So many people don't, and it's scary. Then they complain because they "didn't know". Good for you for reading. It sucks they effed it up.0

Hopefully they are willing to change some things. Are they allowed to break the laws like that though?? Here in Ontario you can't. I learned one thing form this, always read what I sign.0

One of the complexes I lived in years ago had a standard, somewhat vague contract- we had questions similar to yours (particularly the appliances). It turned out they owned properties in several areas and it was easier for them to handwrite in changes specific to the particular complex at signing rather than have their headquarters keep up with multiple contract forms. We amended a few reasonable things without any problems.0

My apartment complex has to give a two day notice to enter. It's a good thing too because I have a Dr. Jekyll/Mr. Hyde cat. Someone enters my apartment without me or my son present and starts petting the nice, friendly kitty, they're liable to draw back a shredded hand. Yup everyone in the office knows about my bad, fat cat. Not because he's attacked anyone but because the maintenance people and office people have been repeatedly warned and/or have seen my cat.

read EVERYTHING you are asked to sign. doesn't matter what it is, doesn't matter if there is a line behind you. READ BEFORE YOU SIGN! and if you don't understand something, ask.

Yeah, I had to go to the ER once and they handed me some papers. I started to read them, and the lady looked at me like I was from another universe and started to tell me what they said. I told them, "sorry, but I'm still going to read them." The lady started huffing and tapping her foot while I made sure to take EXTRA care to read every last word on the paper just to piss her off :laugh:
PS: It wasn't a huge emergency, just a silly surgical incision that still hadn't healed. Wound up having to have a second surgery after 6 months of this...0 -

I had a very weird ll myself. She wouldn't just walk im, but she would stop by and tell us how to have things arranged in our apt. She said we couldn't have detergent on the shelf because it could fall and spill on the carpet. Seriously. There were a lot of other things along those lines that I can't remember.0 -
I was renting a place in Stamford, CT, once through an agent. I was under the impression that when you're the buyer or renter, the seller or landlord pays the fees. Isn't that how it works? I'm sitting there, reading this mega huge document, when I notice this teeny tiny print saying that the renter was responsible for the agent fee, to the tune of 16% of one year's rent. Which was essentially two month's rent. Upfront. Nonrefundable. Holy Hell! Like I had that kind of money just lying about...
I walked out without an apartment and found another agent/landlord who did it properly.0 -

My family actually owns a few condos, and we do have that clause in our leases, but it says we have to announce it. The problem is if you dont respond to our announcement, then we are coming in anyway. My mom had a tennant that she had to evict, but before she did she wanted to check on the state that the condo was in. She actually had a police officer escort her through the condo, while the guy and 3 of his friends were there. Then my mom turned to him and said (infront of his friends) if you dont pay tommorow, Im filing eviction papers, or you can move out and not risk the damage to your credit score. He said hed pay, but he was gone in the morning0
