Look at the basics first ... motor (more HP is something to look for), belt length (to accommodate running and walking strides), width (not everybody maintains a straight path ... a little side to side room is nice to have).

Max speed and incline are factors worth checking. You may never run as fast as it can go, but it's better to have a machine that can handle what you want to do rather than one that limits your workouts. Incline can add difficulty to a workout without changing speeds. How well it transitions from one setting to another ... how easy it is to hit a button and make it change ...

Does it come with a HR strap? If you have a HR already, is the machine compatible with what you own?

Some have wifi, netflix, and programs to upload your workouts to a server ... if those are things you want, expect a price hike.

Durability, power, and size all factor into the price tag. I'd recommend approaching this like buying a car. See what is out there, do your homework, then make a decision based on how things meet your needs, wants, and budget.

The one my wife made me install in our basement is a 3.5 horsepower, 12 mph, 14 degree elevation deathtrap with 34 preset workouts, wifi, color screen, built in fan, Polar gymlink HRM compatible, blahblahblah ... for $1200-1700 depending on the store and sale at the time.

I have an awesome treadmill with I-fit and maps. Personally, I call it the dread mill. Much rather have an elliptical again! :D
I digress, sorry. Go to the store and try them out before you buy.

I've used the wife's hamster wheel two times ... both were after 45-60 minute rides on the bike trainers for some easy brick workouts.
