Is this a good treadmill routine?

I've started running more consistently in March, averaging about 3.5 miles each run. Recently I started incorporating HIIT into my run.
I start by running 10 min straight at 5.8 mph.
Then I start my HIIT with 1 min rest period at 3.8 mph and 30 seconds of running at 8 mph. I do those intervals for 10 min.
Then I walk on incline for another 10 min. Then cool down for 5 min at 3.5 mph.
I average 3 and a half miles by the end of it.
Will this boost my weight loss more? I seem to be at a stand still.
I always weight lift each gym session as well.
Any suggestions?

I would monitor what you are eating for weight loss, making sure you are at a calorie deficit and use the running as a nice exercise for overall health.
Me personally, I did the treadmill thing for like 3 or 4 months and then just took everything outside to get longer runs in. I can't run for more than 3.5 miles on the dreamill without going stir crazy. Running slower (coversational pace) and for way more miles got me to burn much more calories. But at that point, I was running for the fun of it and training for various races. The intention was no longer for weight loss.

I like outside running better, but seasonal allergies and very cold winters make it near impossible for me. I hike outside frequently, but unfortunately I have to resort to treadmill for most of my workouts, plus stair master.0

It is being proven that HIIT is better for weight loss than long periods of cardio at the same intensity. So I would say what you are doing is fine. I had a app on my phone which helped me with me hiit on the treadmill called running for weightloss interval training.0

Eat less calories for weight loss. Exercise is health and well being. Add some lifting to your routine, too!!0
