Quality sleep and exercise

Hey everyone,
My goal now is 3 times per week of 45 minutes cardio. I am not getting quality sleep and it feels awful getting up early for my workouts. I am a light sleeper and my new living situation with my fiance is making it hard for me to get quality sleep, even with a fan for white noise, ear plugs, and eye mask. He wakes up at 3 am for work so I am awoken then, but I don't usually get up until 8 am to get ready for work. So I have the interruption and my sleep is disturbed, so when my alarm goes off at 8 am I feel like doo doo.
Suggestions please?

Can you work out later in the day?
Until you feel well-rested, then wake up early to work out when your sleep schedule improves a bit?
Or can u drink a bit of coffee before hand to make u feel less tired?0
