I am eating at a deficit and I weight train 3x a week with cardio once or twice a week. If I continue to eat well and continue going to the gym, how soon would I see my body fat % go down?

BMI and body fat are independent measurements. As long as you exercise, eat a caloric deficit your body composition (i.e. body fat to lean mass percentages) will change. Without measuring your body fat, it could take a while to notice it happening. You have to trust that doing the right things will result in changes before you can see it on a scale or in the mirror.
BMI is nothing more than a ratio of mass to height. A 6ft tall, 200 lb muscular person has the same BMI as a 6ft tall, 200 lb fluffy person.0
