I don't know what's going on

I've been tracking for 40 days so far. I've lost 12 lbs but gained two of them back in the last week or so. I haven't changed my calorie intake at all. Although, I think I am going to go purchase a food scale this weekend. I've been lifting weights for 3 weeks now. It's just about that time of the month for me as well. I feel like I'm retaining water. I don't know if it's just all hormonal changes or if it's something in my diet. I do have a problem with Subway. I LOVE them and that is my lunch almost every single day. That is one thing I imagine I should change. I just don't know what else to do that is quick and easy while I'm at work. (They are right across the street). I probably could up my water intake by about 2 glasses. I think I'm around 48oz daily right now. I have a 24 oz cup that I fill at least 2 times a day, sometimes I drink more. I also know my last few days for dinner haven't been great with school starting again. New routines..take a while for me to adjust to. By next week I'll be good though and that will all get back to normal. I'm sure this is somewhat normal and there will be weeks that I'll lose nicely but I'll also have weeks that I either stay the same or gain some.

Time of the month, starting weight-lifting and eating (salty) fast food could all contribute to water retention. It also sounds as though you may have over-eaten recently, and that's even more likely without counting your food accurately.

I think you're dong fine - bringing in some fitness goals (with the weights) and improving your accuracy by using scales.

You are correct. You'll have great weeks and you'll have weeks that are not-so-great. I wouldn't worry about bumping up a couple of lbs. Body weight naturally fluctuates for variety of reasons, including that "time of the month". Just this week, my weight started at 176, bumped up to 180 for 3 days, and then dropped back down to 176. It's most likely just fluid moving around. Up your water intake, and it should flush right out.
