Landlords! UGH

My boyfriend and I moved into the duplex on October 30th. It has the coolest fireplaces in both the living room and the family room in the basement. Its in a great neighborhood and was actually in our price range. It is super hard to find something in our price range in a decent neighborhood in this town, especially because there are a ton of bad neighborhoods. Anyways, they lowered our rent a bit because they said the owner wasn't going to clean it before we moved in (fine with me) and they weren't going to fix the pavement in the garage. The cement has shifted in front of the walk in door so you can't open it all the way. No big deal.

The other side of the duplex had just been rented out by a lady, her boyfriend and her two kids. Really nice people. As we are living there, we notice a big spot of mold on the wall in the basement, the outlets in the living room and family room don't work and won't hold plugs, and there is a pipe from the bathtub leaking in the basement right over my dryer. We have the management company come over and they spray the mold with some stuff and switch out some of the outlets (not all of them) so the plugs quit falling out. They had to have an electrician come over and fix the electric part since we had no current coming from them. They said they would hire a plumber to fix the pipe. Fast forward a month (around Thanksgiving) and the electrician comes over and says the house is wired wrong and is a fire hazard. He will talk with our management company about what to do to fix it. He never comes back. We call the electrican back and he said our management company told him to not bother with it. Pipe still hasn't been fixed at this point and is slowly runing my dryer.

A few days later, I'm sitting on my bed and my boyfriend is in the bathroom and I'm playing with my dog and cat when suddenly something runs out from under the bed, jumps half way up the wall and runs back under the bed. I scream because, not my pets they are both right there (well my mighty hunter of a cat is hauling her @$$ out of the room as fast as she can and my dog is sitting there like, wtf?). My boyfriend looks under the bed, there is a rabbit in our house. We call animal control and they get it out. A few weeks later in the middle of the night we get woken up by yet another TWO rabbits in our bedroom. We find out that the foundation has serious problems and rabbits are getting in that way. We complain non stop to our management company and their solution? Put a "space age plastic" around the house and cover it with dirt. Seriously. Well not too long after that there are more holes around the outside of the house and I can hear rabbits running around under the floor in the bedroom.

At this point I'm beyond mad and call the city code enforcement to come over and have a look. They cite the owners, who live in California (I'm in Kansas) for the leaky pipe and the foundation issues. They have 30 days to fix it. Well the owners apparently got up the management company's butt about it. We FINALLY (we are now into March) get a plumber to come over and fix the pipe. They board up the hole where the rabbits are coming in from the inside (I can still hear them trying to get through the 2x4 they put over the hole) and then tell us that it's an emergency to have the mud jacking guy come look at the foundation so they would be coming in on Friday whether we were there or not. Me, having worked in the criminal justice system for 7 years and having a bachelors in criminal justice and was going to get my law degree (but decided against it because BLAH to 3 more years of school) I lawyer the crap out of them with the Kansas Landlord Tenant Act, which I have schooled my boyfriend on as well. As I'm talking to the lady from the management company, my boyfriend is talking to the maintenance guy who called him and said they would be coming over whether we were there or not. The guy called my boyfriend retarded and said he needed to go back to school and learn how to read because as long as he gave 24 hours notice, he can walk into our house and back out if he wanted to. Uh no that's not how that works. He threatened to call the cops on my boyfriend because "his tone was threatening". I asked him if he had actually threatened him and he said no, he kept it as professional as he could, it was the guy who said that he was going to "come over and take care of him". This company's way of talking to you about problems is talking over you, not listening or answering your questions and lying to you. Then when you get frusterated and start getting upset, they hang up on you.

I forgot to mention our foundation leaks horribly in the basement when it rains. To the point of almost flooding. Which has caused large amounts of mold down there.

Then something happened and our management company said they weren't managing us anymore and we had to go directly to the owner. FINE good riddance. The owner knew nothing about the bad wiring until I told him. He said he is working on the foundation issues, which that was 2 months ago and nothing has happened. Our neighbors moved out because the foundation on their side is coming in on them. That side of the duplex is on the same management company's website for $800 a month instead of the $760 it was originally for. They haven't fixed the foundation over there either.

Now, my boyfriend has banned me from the basement because the other day I spent 20 minutes down there doing laundry and sweeping and couldn't breathe at all when I was done. I have asthma and being down there just kills my lungs.

We signed a paper saying the owner had the place inspected and there was no mold, so since there IS mold (I have pictures) I guess that means our lease is no longer valid considering there was mold there before we moved in as well. Plus, they aren't fixing the foundation or the wiring. We are looking for a new place, but its been really hard to find one in our price range and in a decent neighborhood.

The other night (before I was banned) I worked out downstairs and could barely make it through my workout because I could NOT breathe. It's seriously one thing after another and nothing is being done and we are stuck until we find something.

Needed to vent. Sorry this was so long, and sadly this isn't even half the crap they've done to us.

    Oh, I thought you were calling for landlords. NM.

    Your house sucks. The city is going to be limited on what they can do to help. There are processes and compliance periods. It could take more than 6 months. Just move.

    My landlord was the worst. I used to be a pro bowler but I hustled the wrong guys and they destroyed my bowling hand. I have a hook on one arm covered by a rubber hand. One month I couldn't make the rent and I had to arrange an "alternative payment"...It was awful and still gives me nightmares.

    Not all Landlords are terrible.
    Mine is awesome - just replaced our leaky dishwasher, mows the lawn, shovels the driveway, cleans the house, does it all, well his wife helps out quite a bit as well with the cleaning.

    I would talk to the management company and see if they can help you locate a place. Since they are familiar with the situation. Edit: nevermind, I misread and thought it was the owner being a DB. I would never talk to the management company again.


    If nothing else, start making compromises. Like renting a studio instead of a one bedroom (or a one bedroom if you have a two). Looking further outside the city center, where spaces will be larger and rent less. Or if being in the city is most important, give up things like a car or any extras to have extra money. Taking on an extra job/work to help with bills. Or looking for roommates, if you can't work more.

    Either way, you gotta get out. So get planning.

    I had an ahole landlord for my apartment


    When we moved in June (yay) my landlord tried to fine me $1000 for having 2 cats stating that pets were not allowed (its written on my lease) but I have a separate document that I signed when I signed my lease stating that animals would be allowed so long as they are quiet and we clean up after them (which we did)

    He said that the document didn't count since its not attached to the lease (like literally stapled to it). I simply stated that the janitors have 2 dogs in their apartment and that the landlord himself has a cat in his, and that if they fine me that I will mentioned this to the rental board and have them evicted from their homes.

    safe to say he "waved the fine on a technicality"

    I would just move. I know that's not the answer you want to hear, especially when you said you had a lot of trouble finding something hitting all the points [price range, neighborhood, space], but I bet you can find a decent, spacious apartment or something for the same price & better management.

    I've never had landlords THAT bad, but I have lived in a few rat-hole apartments with management that just did the bare minimum. I didn't even realize this until recently, when I moved into a new place that had brand new appliances, a remodeled bathroom, and this week they're putting in new vinyl windows. They also recently redid the pool and they're always doing work on the grounds to make it look nice. AND this was the least expensive apartment I could find in my area! I really hope you are able to find something better than what you're dealing with now. I promise it's out there.

    I would not talk to the management company anymore.

    They might want to charge me for the rabbit in the rabbit stew I would be making by now.

    I would def. move. I know its a good neighborhood and price but pros/cons its not worth it

    I'd bite the bullet and just move. Look at it this way - even if the property management company went in and totally redid the entire structure and made everything to your liking, it would be a gigantic hassle & inconvenience to you, and would take time...and who's to say there wouldn't be other problems down the road that they would handle poorly?

    Not worth it.

    My dad is a landlord with a couple dozen properties and he handles things promptly and well. I used to be a homeowner but now choose to rent and love it -- I rent from an older guy who is a lot like my dad, yeah kind of the "good ol' boy" type but he keeps his word and actually cares about each property because they're in his community and the rent pays for his own bills and supplements his retirement. Obviously there are some HORRIBLE independent landlords but in my experience they have been a great way to go. The only other company I've ever rented from was a big property management company and they were a team of clowns.

    We are trying to move, but the town I live in the places in our price range are in neighborhoods where there are a lot of drive bys and people getting killed. Seriously this town is a crap hole. The other neighborhoods the places are thousands of dollars per month on a rental. I can get a house payment cheaper than that. I really want to buy a place, but we don't have enough for a down payment. My boyfriend works crazy amounts of overtime and we are trying to save for a down payment, but it's going to be a while.

    And a LOT of the places that are just out of our price range, but we could probably swing it and not spend money on other stuff, are managed by the same company. They're huge in this town and the surrounding cities. So that's another factor. I won't rent from them again.

    actually, out of all that, i got that you have a seriously awesome boyfriend to stick his head under the bed to find the scary thing that jumped out. he's a keeper, the house can go.

    Seriously though. If you hate your town, save up and move far far away. Most of us had to live in crapholes while saving our pennies to buy a home. I did. I own 3 now. You'll get there. :flowerforyou:

    Would it be possible to move a little bit outside of your town? Obviously I don't know the specifics of your area, but I've found in some cities (even small ones) prices are much higher than areas that are a bit out of the way. I'm talking about a 10 mile radius though, not deep suburbs or rural areas.

    I hope you can find something. Don't give up on looking. The place we rent is several hundred cheaper than basically the SAME age/type/size place on the next block.

    Can you hire someone yourself to take a look at the issues and send the bill to the landlord?

    OR like Seltzermint said move a bit outside of the area you're in if it's nicer and affordable.
