Not going to happen unless it's a crash diet which is horribly unhealthy. I doubt 12lbs is going to make you look drastically different as it is. Why the rush?

That's four pounds a week. It would be very tough - on the level of what athletes do to drop weight before wrestling, etc. - which is not advisable long term. So even if you did manage to lose it, you wouldn't be able to sustain it. How about just cleaning up what you're already doing? Tighten up what you eat, exercise a few more minutes each day. See how close you get with that.

Giver' hell and aim for the best. Even if you don't get down the lbs you'll feel great and that's what really matters. Doesn't it?

Eat a 500 calorie deficit, but workout like hell for the two weeks. You won't be malnutritioned and you will tone and or bulk up. Win win in my opionion

Healthy weight loss is between 1-2lbs per week or 1% of your body weight. Most healthy weight loss is not fast!

The two don't really go together.

For weight loss to occur you need to eat less calories than you burn.

What you burn is called your TDEE. You can find a calculator online.

If you eat 250 calories a day less than it you will lose 0.5lb a week
    500 calories under you'll lose 1lb a week
    A whopping 1000 calories a day under and you'll lose 2lbs a week.

What you wanted to do you would have to cut back 2000 calories a day.

Your body would be under fuelled and it would use your lean muscle mass. In short you'll look worse. It's not worth it.

Start losing weight now. You won't likely reach your goal but you will be less than what you weigh now if you have any success. You should be in better shape for the next visit too if you keep it up.

Ok, so I was able to lose 10.6 lbs in week one; 4 lbs in week two; and 4.6 lbs in week three when I started this challenge at work. Not only did I cut way back on calorie intake (~1200 kcal/day) and increase my exercise, but I really started watching my sodium and increased my water consumption. I'm assuming that the vast majority of those first 3 weeks was probably water weight. Now my weight loss has tapered off to a "safe" ~2 lbs/week average doing the same things I was during the first three weeks. It may be possible to lose quite a bit fairly quickly. It's worth trying, right? Just listen to your body.

Since he only has 12 pounds to go, this is even a stretch. Half a pound a week is the best bet.

Adult males should be looking at "netting" something like 1500 calories a day. Netting means you account for exercise calories too. You are under eating ......fast weight loss = fat+lean muscle loss.

Lean muscle is firm and taut. That's the stuff you want to keep. You might get close to the number on the scale....but without lowering your body fat % you probably won't like how you look.

according to the American college of sports medicine women should consume no less than 1,200 calories and men should consume no less than 1,800 calories. As you state, eating too low calories will result in a high percentage of "weight" lost from muscle. As you allude to... this leaves very unfavorable aesthetic results.

my takeaway though: who gives a crap about "weight" lost? Isn't the goal here to lose body fat? What you experienced is common and like you said, likely water weight.

Very true - for long term goals. OP doesn't seem to be too concerned about that though. Not going to lose too much (if any) fat in 3 weeks.
