WOW Mary. Just wow. IDK. I don't think you have a choice but to allow her to stay through her lease... I guess, but I'm sure nothing is going to change. She absolutely took advantage of the fact that you were not around to check on her. I'm so sorry. Like Margaret said, it certainly didn't help that we had a horrible winter, but it WAS her responsibility to take care of your property! That's what a CARE-TAKER does. Geez. smh. Besides, eviction is time consuming and expensive too.

Flea-your port experience does sound scary. While the nurse was blunt I think I prefer that over them down playing everything. Following the tumor markers is fun. They do go up and down-and just because they are up doesn't always mean they can do something. I know I got concerned when mine hit 23 and there are people in on-line groups for my cancer who have markers in the 1,000s and are functioning well. I am fortunate in that it has not cost me a job, etc. but I get where you are coming from of not wanting it to take things from you. Cancer is a funny disease-but the therapies they have developed are tremendous. When we we children none of these options existed.
Mary-you certainly do have a mess. I would probably document and press for the end of lease but take steps to recoup monies if possible.
Allie-glad it looks like they have child care lined up. Honestly, at today's rates the price does not sound too bad. Have they checked to see if they qualify for any of the day care programs in Connecticut? They have raised the income levels for eligibility. Worth the inquiry. I figure if people are working and get a government benefit, it's just their tax dollars coming back to them.
Regarding Kylia-she had been talking about them taking time off-but I thought that was June. She was taking the Shelby to a car show this past weekend I think.
Started feeling better late this pm. The muscinex has helped congestion and cough, antibiotic and pyridium kicking in for UTI. Do not recommend the two things together, but could be much worse. Logged in and approved time cards and answer a couple of emails that needed attention. Tomorrow is scheduled work from home day so that will be easy (plus I was scheduled off after 2 pm to get hair cut. Wednesday will be my first full day in office since last Monday!
Going to put away chicken breasts and turkey burgers I cooked, clean up kitchen and maybe iron a bit. Will try walking tomorrow.

Good evening ladies!
Today I ate 1243 calories. Not great, but not terrible. And I did my bike for twenty minutes, yoga for an hour, and aerobic walking for thirty minutes. Yay! For a deficit of 338 Yay!
I was tempted to skimp on the exercise and save time to read my book, but I knew I would be disappointed with myself. So I did the whole thing. The book can wait.

Thanks ladies for your response to my dilemma. It even got worse today.We have been using a text thread for communication. She requested that we didn’t send texts during her working hours 8am- 4:30pm that also includes Saturday and some evenings. I suggested that she turn off the notifications for the thread and read them during her breaks or after work. She said that it’s her personal phone and she pays for it and respect her wishes. I told her that she needs to respect us as her landlords and our work hours are between 8am and 4pm. If there is an issue we will address it during our workday. I also reminded her that we talked about this thread as the way we would communicate prior to hiring her. I reminded her that we set the thread up with the before pictures, copy of the lease and the link to The Department of Minnesota Renters Rights and Landlord Responsibilities. I also reminded her that we have been using this thread for the last 9 months.
She also decided not to bag and dispose of the yard debris because she was out to dinner. Even though she agreed to do it because John is supposed to fertilize tomorrow and we will be leaving for our resort on Wednesday. It only costs $75 to go to conciliation court for an eviction.
My husband talked me into waiting until the first to see if she pays the full amount of rent.

Great suggestion for Tracy to check with the county for subsidized child care.
That is who pays most of Ezie's daycare. They used to pay my full amount(which is quite a bit lower than what Tracy is looking at-my rates have always been lower than everyone around) when I was licensed but when I decided to go license exempt the cut it a LOT so now the mom pays a portion of it. Once she starts 1st grade, it will be cut even more so it won't be worth it for me to continue to watch her. I will take a break for a few months and then find another family, part time or be done, will wait and see what happens.1 -

If you can wait and just not renew her lease and make sure she leaves then, it might be best.
I took one daycare family to small claims court years ago for non-payment. The county paid for the hours the mom was in school but she was to pay for the hours after it. I would be calling her at 8PM asking her who was picking up the kids when they were supposed to be picked up by 4-5(I don't remember now). They lived around the block from me with her grandfather. Some nights the grandfather would come get them sometimes I just had to wait for her to come.
Of course, I won the court case BUT you know what I got out of it?!?!
Harassing phone calls all hours of the night, some very scary beings at that time I was alone (former hubby had left a few months before). So much that I was afraid to be in the house at night alone. Other calls were just nasty( some guy called and said he was hubby's lover and he had AIDS), others they said they were on there way over to beat me up. I was out the $500 or what ever it was and never got any money.
At that time, I really could have used that money- would have been a good amount towards my house payment that I was struggling to pay. I ended up dropping it because my safety and sanity was worth more than the money.

Debbie that is awful! You can capture their tax returns for payment now. I agree she could retaliate but she might even if I wait and don’t renew her lease. I’m already thinking of getting cameras!

We have separate accounts and I have access to his. I manage everything and just make sure he always has a little spending money in his account. I have passwords for mine tucked away and I’ve told him and my girls because he will never remember. 😂

Lanette - I am the same, nothing seems to taste good or is appealing. I could just snack and be happy. I think tonight we’ll be having sandwiches. I’m tired.
I still use Open Office, it works fine.
We live in a city next to a main highway and the airport. This morning at 230 DH noticed the motion sensor light come on, at first he ignored it, but then it went off again. He got up to look and it was a deer eating my beautiful pansies. He shooed it away.
The wildfires are leaving the wildlife no where to go.

I have no advice.
I do think 72 hours is too limiting for visitors though. We lived in a place that had that rule. When my Dad came to visit for two weeks from across the country we had to argue with the landlord. It made what should have been a wonderful time stressful.
It’s not like he was moving in, just visiting.
Carol - I feel that when our other daughter has children we won’t see them as much either and it hurts my heart.
Vicki - I empathize with you, it sucks to be in the position you are in. I’ve been there before.
Heather - so happy that you were able to write today, that must feel like an accomplishment.
My daughter that was at home when we had to go to NB worried when we were all in the air too. I guess it works both ways.
I seriously want to be you when I grow up, I have plants right now outside and two inside because hubby wants them. 🙄
Allie - That’s good they have that appointment, I bet it will be good for Miles too.
The Grands spent the night last night. It was fun until the middle of the night when Michaela woke up with an earache. I didn’t have any children’s Tylenol in the house. Finally at 630 I cut an adult one in half and she got a little rest. DH, not knowing what time I gave her the first half gave her the second half at 830. She got some more sleep. When her parents arrived to pick them up, the infection was leaking. She is now on antibiotics. This is the 2nd time in three months she’s had a bad ear infection.
We live in a mobile home, storage is always an issue. I had mentioned to DH a few months ago that I wanted a “doghouse” type structure that I could store my Christmas totes in. Today he built it for me. It just needs doors now.
I’ll have to get a picture. I’m so happy.

Tracey it’s 72 hours without written permission. We gave her permission to have her parents stay 2 weeks at Christmas. We would have given her permission for just her niece if she would have asked. We think she didn’t ask because she had the dog so instead of asking she hid it from us and when she found out that we were coming home she was caught and told us that they were there. We told her it needed to be boarded elsewhere. We would have let her niece stay. We just informed her that she violated the lease by not asking. She then became defensive and rude towards me. The reason there is a 72 hour limit is because it costs us more money. We paid double the water bill when her parents stayed. Even this month we will be paying more because of her niece staying. We also are responsible for the liability insurance and if something happens to them we would have to pay. We will probably add a clause that if we give permission for guests to stay longer than 72 hours it will be an extra $50- per person per day. Then we will increase our liability coverage. That is how our old rental manager does it for his rentals. We live in a resort town and sometimes people take advantage of the rental properties and have guests. We can’t be sure that she isn’t renting out rooms during special events. This has happened to other landlords. Especially during some events like Moondance Jam, resorts charge $400 - $500 a night. Her niece was here during Fishing Opener which is also a very expensive long weekend. The week before starting on Wednesday and usually going through Monday or Tuesday. Probably a minimum of $300 a night for the first two people and extra $100 per person per night. Some condos and cabins are for 2-10 people. Everything is usually sold out because of repeat guests. We have been asked more than once by different resorts if we would consider being there overflow and rent out rooms or our cabin. We have a 4 bedroom house. We live in Walker by Leach Lake supposedly the best Walleye fishing lake in Minnesota. Our property is located where two of the best bike and horseback riding trails in Minnesota intersect you can go over 100 miles on them and in the winter time it is a snow mobile trail. Starting this summer we were going to have her rent out our tiny house for up to $2,000 a week but now that won’t happen.

My friend G texted me at 6 am with a photo of her imminent arrival in Bilbao, Spain. !!!!! She's gone on the ferry from Portsmouth, where she lives. It's 7 am in Spain. Fortunately, I'd just woken up. It's brave to do these things by yourself. She will be having a few days in San Sebastian as well, up the coast, meeting up with old friends who are travelling from France. The ferry journey was two nights!
I don't mind doing things on my own, but I can get a bit weird after a couple of days, even in my own house. These days, of course, there is more communication available, but I used to find keeping a journal, when i was travelling by myself, kept my sanity. I tend to feel a bit 'spacey' if I have no one to talk to. Even if DH is at cricket. We spend very little time in the same room, but I know he is there. I love the intermittent checking in.
I will be meeting up with Rori this evening at her hotel.

My back played me up yesterday, so I didn’t go to Monday Painters. I put my heat pad on it and it seems much better this morning so will go to Craft after breakfast
We bought some plants for our summer containers yesterday. Was disappointed with the choices available. It’s very complicated, to do with Brexit. Mainland suppliers don’t want to be bothered doing the extra paperwork involved to supply to Northern Ireland, even though we are part of the UK.

Supplies of various sorts (food, garden, etc.) are really hit or miss here too ... having to do with where Australia gets stuff from and the fact that this state, Tasmania, is a little island off the big island.
That's one of the reason our grocery prices are high. Our selection is also low.
And with plants, we've wanted specific ones but haven't been able to get them.

I think of you often, and so respect the depths of your grief and anger over what's been taken. I hope your family is supporting you throughout all this--hugs are so necessary.
Heather - Speaking of hugs, can't wait for pics. Rori literally changed my life after meeting her in person, can't believe that was a decade ago... Such joy in one human being.
Kim - Speaking of life changing, I hope the May 26 move for your mom is still on! Thinking about you...
Beth - How goes the critter removal and siding project? Woke up thinking about raccoons growling in the walls... Urk.
I have to just get over myself and make my way into town this morning once the a.m. traffic has subsided. I was too scatter-brained yesterday to trust myself driving. Still trying to get to a notary public and get my changes faxed to the bank so I can get moving on the trust requirements.
The FedEx and UPS stores are both a half hour's drive away, in the middle of Fort Smith's business district, and they're the only ones who have both a fax and a notary service for the public. Need to put on my big girl panties and just get it done. My reluctance to leave the house, while understandable, is not good for my mental health.
Woke up rested and feeling well, and am so grateful for that. Fingers crossed that it continues.

Exactly Mary. So now not only is it lost income, it's lost POTENTIAL income and renovation for what she's cost you. Aside from what it would cost you to take her to court, I'd love it if you could get rid of her, but I would worry about what kind of retaliation she might try to take too. I've heard other horror stories like Debbie's.

Yesterday my friends husband took my Subaru for a drive with a mechanic friend of his and both guys think my car is fine. They stopped at the dealership where I had the oil change and asked about why the repairs were needed. The service manager looked at the itemized repair sheet I was given and said it is their policy to suggest being proactive with maintenance and although my car wasn't exhibiting problems yet, with 71,000 miles on it, a percentage of cars could have problems with the suspension especially if used off paved roads... and if the car has an internal oil leak it is better to take care of it before the engine is ruined.
My car is a 2017 Forester and is driven on paved roads and is parked in the garage and there aren't leaks under where it is parked. When we bought the car, one of the perks was free oil changes for life of the car at the dealership and I'll continue to go for the free oil changes but won't take their word of necessary maintenance. I'm so fortunate that friends helped me figure this out. It's a time I missed talking Jack. That's the hardest... not being able to talk over things...big and small.
Flea You made me realize how long it has been since I've had a Cuban... Think I'll have to remedy that soon.

Busy days at work ... that's all right, I'm enjoying what I'm doing.
At home, I'm slowly trying to get on top of things ... little steps. These days I'm deleting old emails.
Since we're stuck inside in the evenings now, we've been watching cycling racing - Tour D'Italia.
I'm missing the daylight, but thankfully, it's only 1 more month before daylight hours increase.
And I'm very thankful that we have the rental agency we do, and the landlord we do. They have been wonderful, especially over the past 5 years. I know it appears we're doing a lot in the yard, but we both really enjoy being out there working on our projects ... and our efforts have not gone unnoticed.

Your files are not Excel or Word, they are spreadsheets and documents.
Excel or Word are just tools used to open and work with spreadsheets and documents ... and there are a number of different tools that can open spreadsheets and documents.
Open Office has been mentioned here ... that's one.
Google Docs is another option.
LibreOffice could work.
If you do a Google search on "what software can open spreadsheets", you'll see a number of choices. Same for documents.
So ... the tools called Excel and Word are subscription tools. We rent the tools to do the job of opening our spreadsheets and documents like we would rent a carpet steam cleaner or a rototiller in the garden.
But our spreadsheets and documents are ours and we can save them wherever we want, and use whatever tools we want to open them.

In addition to my comments above, I will sometimes use free products like notepad++ (not the notepad that comes with your computer) to work with spreadsheets saved as csvs (.csv) and I am pretty sure .Xlsx files can be opened with notepad++ although it won't look like it does in Excel. It'll be comma delimited rather than gridlines.
If you're running Windows 10 or higher, check your Microsoft Store. Start menu, All apps, and scroll down to Microsoft Store. Look for free spreadsheet software with a good rating.

I think I changed my mind on this one, Mary. I would take her to court immediately. The cost of $75 would be well spent. I think you are going to have problems with this nightmare no matter what you do. You might as well try and get rid of her now instead of waiting 3 months. Her being rude to you on top of everything else is simply not acceptable. Wish you all the best going forward.

Good morning, ladies. Finally got some much needed rain last night. Ended up with 1/2 inch. As for the wildfires, they are saying the rain hit every area of fires in the province except for the far north. Still smells a bit smoky here but certainly not as bad. I'm sure the rain has not totally put out the fires but has brought them to the point of being more controlled. Slave Lake, Grande Prairie and the Peace region received more substantial rain which is very good news. That is such a heavily forested area and difficult to control. Hopefully firefighters are getting a much needed reprieve.
Off to vote this morning in our advanced polls (provincial election).

Mary Your story is why I do not rent out our son's house. I have been asked.The neighbor next door wanted her daughter to be able to rent it with a dog. I just ignored the request. Not a good idea. I do not have a usable garage with my property. Neighbors behind me parked an SUV across their garage space. My garage is directly behind theirs so it makes it next to impossible to park my car in my single stall garage. They did this because their garage was broken into. It sat there all winter making it hard for others to pass. I tried for a year to get them to not park like this. It was too hard on me emotionally. This is the home that had the vicious dog and they leave trash over their property. She did thank me for picking it up. If I don't pick it up it blows onto my property. I just concentrate on my gardening over there. The one advantage in having the alley between is their yard is not right on top of my yard and I don't stay the night because I do not have a garage to park my car. I will say hello but the chance to be anything more is past. Oh yes by the way they are renters. So being a landlord no thank you!
It is my paint studio and a place I can grow my veggies because it is fenced in back yard that is difficult to get into I feel safe to grow what I want without fear of my veggies getting feet. It also gives Drew a yard to roam without a leash. It is my cabin in the city.3 -
The family have landed safely in Greece.
Scrubbed up for Rori. We are meeting by the piano. I will be setting off on the bus after dinner. I've pre-made a lamb, lentil, pea, and spinach curry. Plus raita. So no hassle at dinner time.
This morning I wrote 500 words. I'm writing about the internalised shame from being abused. In my day, therapists were not good at working with that and even exacerbated it. I do think it is more to the fore these days. I took me until my late sixties to put the shame in the right place. I'm still working on it.
